Upper House Residences Bangkok is a 52-floor freehold branded residence tower of 156 homes on Wireless Road, built by City Dynamic, the joint venture of City Realty and Swire Properties, beside its sister tower, The Wireless Residences by Upper House (71 floors, 239 homes). On 26 October 2026 the developer reported that the two Houses together have sold about 100 homes for THB 10 billion, about HKD 2.3 billion, since appointment-only private previews began in May 2026.

What City Dynamic announced
The figures come from City Dynamic’s own announcement, published on LinkedIn on 26 October 2026. They cover both Houses together; the developer did not split them by tower.

What the rates mean for a home
The developer publishes rates, not a price list. Multiplied out, the rates it reported look like this for every 100 square metres.

Why the rates differ so much
The developer gave two bands, not one. The higher one, above THB 850,000 per square metre, applies to “a number of residences”; the lower one, about THB 500,000 to 600,000, to “other unit types”. In a tower of this kind the spread usually follows height, view over Lumphini Park and the size of the home, with penthouses and the upper floors at the top. City Dynamic has not said which homes sold at which rate, so we do not guess.

Who is building it
The developer is City Dynamic Co., Ltd., a joint venture of City Realty of Thailand and Swire Properties of Hong Kong. The design is by Foster + Partners, with interiors by BAR Studio at Upper House Residences and PIA Interior at The Wireless Residences, and wellness by GOCO. The main contractor is Ritta. The mat foundation, a single 4.5-metre concrete raft, was completed in August 2026; read the foundation milestone.
Buying as a foreigner
