Upper House Residences and The Wireless Residences by Upper House are the two Houses of one freehold development by Swire Properties and City Realty on Wireless Road, facing Lumphini Park. They share a design vision, an address, and a developer, and they are built for different lives: one for wellness and privacy, the other for family and shared living. This is a plain comparison of the two, and of which House suits which buyer. Embark Estate is an appointed sales agency on both.
One development, two Houses, two lives
Upper House Residences
Built for wellness and privacy.
The Wireless Residences
Built for family and shared living.
One development, two Houses
The developer describes the project in its own words as two Houses, two ways of living, one address on Wireless Road. Both draw on the spatial clarity of Thai villas, reimagined by Foster + Partners as two sculpted towers rising from a shared landscape of gardens by P Landscape. The names matter: Upper House Residences is the world’s first Upper House branded residences, carrying the name of the Swire hotel in Hong Kong; The Wireless Residences by Upper House is its companion House on the same ground. The full picture of the development is on our Upper House Residences page.
Upper House Residences: the wellness House
Upper House Residences is the quieter House. It rises 52 storeys and holds 156 residences, from two to four bedrooms and penthouses, with interiors by BAR Studio. The developer frames it around wellness and a sense of calm, a private home above the park. Its amenities sit on the ground and across levels 43 to 45: vitality pools, a spa and steam rooms, fitness studios, and quiet lounges, with a private lift lobby to each residence and in-residence dining on request. It suits a buyer who values privacy and calm: a couple, an individual, or anyone who wants a wellness-led home on the front row of Lumphini Park.
The Wireless Residences by Upper House: a House for life together
The Wireless Residences is the larger, family House. It rises 71 floors and holds 239 residences, from one to four bedrooms and penthouses, with interiors by PIA Interior. The developer built it for life together: multigenerational households, communal kitchens and generous dining, flexible layouts, and pet-friendly grounds, so different generations can have their own space and still live meaningfully together. Its amenities run across three levels: gardens, shaded courtyards, and pet-friendly paths at the ground; pools, lounges, and family spaces at level 11; and wellness and fitness with city views at level 43. It suits a family, or a buyer who wants room to host and space that flexes as a household grows.

What the two Houses share
Both Houses are freehold, held outright under the Thai Condominium Act, with foreign buyers owning within the building’s foreign-ownership quota. Freehold is rare on Wireless Road, where most land is held on long lease, which is part of what makes the development unusual. Both stand on the same address beside Lumphini Park, on the diplomatic stretch between the park and Benjakitti. Both were shaped by Foster + Partners as design consultant, with Design 103 International as architect, and both are designed to follow LEED and WELL standards. And both carry the same service culture, drawn from the Upper House hotel in Hong Kong.
One House is built for quiet. The other is built for company.
Which House is right for you?
Start with how you will live in the home. If you are a family, or you plan to host several generations, and you want space, communal rooms, and pet-friendly grounds, The Wireless Residences is the House built for you. If you want privacy, wellness, and a calm home for one or two, Upper House Residences is the quieter choice. Because both stand on the same development, a few minutes apart, most buyers view them together in a single visit and decide in person.
How Embark helps
Embark Estate is an appointed sales agency on both Houses, and we advise buyer-side, so we can show you each without favour and help you weigh one against the other. Unit sizes, prices, and handover timing are confirmed privately with qualified buyers, as the developer releases them. To see the two Houses, or to ask which suits your household, speak to Embark.
