Thonglor or Ekkamai: two parallel sois, one stop apart

Thonglor (Sukhumvit 55) and Ekkamai (Sukhumvit 63) run side by side north from Sukhumvit Road, 0.9 km apart at their stations. The district's own measurements, the schools nearest each station, the 9 buildings we cover on them and what is coming, so the choice rests on facts rather than reputation.

Thonglor and Ekkamai are two parallel residential sois in Bangkok’s Watthana (Vadhana) district, Sukhumvit Soi 55 and Soi 63, one BTS stop apart: Thonglor runs 2,248 metres north from Sukhumvit Road and is 25 metres wide, Ekkamai runs 2,524 metres and is 18 metres wide, according to the Vadhana District Office.

Buyers often treat them as one place with two names. They are not. Of the buildings on our site, the Thonglor ones are finished towers, several close to the station, and the Ekkamai ones are a low-rise building and a row of houses; Ekkamai also has large condominium towers, and more are coming. Which soi suits you comes down to the kind of home you want and how far up the soi you are willing to live.

Donki Mall Thonglor, despite its name, has its address on Sukhumvit 63, and its operator puts it a 15-minute walk from both stations: the two sois are closer than their names suggest.

Who each one suits

These describe the buildings on our site, not every building on each soi. A buyer can find an exception on either.

Thonglor, if you want the station at your door

The towers near Sukhumvit Road, such as The Strand Thonglor at the junction and SCOPE Thonglor beside the station, put the BTS a short walk away. The soi is the wider of the two, at 25 metres.

Thonglor, if you want a finished tower

All 7 of our Thonglor buildings are finished and can be viewed today, from a small building of full-floor homes to large towers.

Ekkamai, if you want low-rise or a house

Our two Ekkamai buildings are small: Eden Ekkamai, 17 homes on Ekkamai Soi 12, and The Residenti Ekkamai, a row of houses on Soi Sukhumvit 65 with a lane through to Ekkamai Soi 10.

Ekkamai, if the school run is to St Andrews

St Andrews Bangkok's High School is 1.2 km by road from BTS Ekkamai (0.3 km in a straight line), and Ekamai International School is on Ekamai 12.

The schools, measured

Our schools guide measured the distance from each station to the international schools families ask about. The five nearest by road:

The buildings on each soi

Embark Estate advises buyers on all 9 of these, on each soi or at its mouth on Sukhumvit Road. Each name opens the building’s own page, with its facts and what is available. The buildings near BTS Thong Lo on Sukhumvit 57 and across Sukhumvit Road are in our Sukhumvit guide.

Thonglor: 7 buildings
Ekkamai: 2 buildings

The Residenti Ekkamai is the one with a published price: 4 houses for sale from THB 40,000,000 to THB 65,000,000, on the developer’s list of 23 October 2026.

What is coming

New supply is arriving on both sides of the stations, and it is mostly large.

  • XT 10 Ekkamai, by Sansiri with Mitsui Fudosan, held its pre-sale on 16 and 17 May 2026 (InfoQuest, 13 May 2026).
  • Reference Ekkamai, by SC Asset, was 73.71 per cent built on 30 October 2026, by the developer’s own count.
  • Eden Ekkamai, by Eden Estate with MQDC, 17 homes on Ekkamai Soi 12, is due in 2027.
  • At the mouth of Thonglor, A Asset’s SKV53 on the former Bangkok Prep campus is set out in our report on it.

Can a foreigner buy on either soi?

A condominium: yes, in your own name

As long as the building's foreign quota, 49 per cent of the total floor area of all its units, has room, and the purchase money is brought into Thailand from abroad. Ask for the current quota position before you commit.

A house: ask first

A foreigner generally cannot own land in Thailand. The Residenti Ekkamai's developer has not said which ownership structure it offers a foreign buyer, so ask before you plan around one.

What foreigners can and cannot own explains the rules; this is general information, not legal advice. For corridor prices, the Embark Bangkok Price Index covers Sukhumvit as a whole.

Common questions

Which is quieter to live on, Thonglor or Ekkamai?

It depends less on the soi than on where along it you live. By the Vadhana District Office's measurements, Thonglor is the wider of the two at 25 metres and 2,248 metres long, while Ekkamai is narrower at 18 metres and longer at 2,524 metres. On both, the stretch near Sukhumvit Road and the BTS is the busiest, and the side lanes off each soi are where the low-rise and house addresses sit. The fair test is to walk the address you are considering on a weekday evening and on a weekend night before you commit. Embark Estate can arrange viewings on both sois in one visit.

How far apart are Thonglor and Ekkamai, and can you walk between them?

BTS Thong Lo and BTS Ekkamai are neighbouring stations on the Sukhumvit line, about 0.9 km apart in a straight line. Both sois run north from Sukhumvit Road towards Khlong Saen Saep canal, so they stay roughly parallel, and side lanes link them along the way. Donki Mall Thonglor shows how close they become: its address is on Sukhumvit 63, Ekkamai, and its operator describes it as a 15-minute walk from both stations. A walk between the two at street level is practical in the dry season; in the heat or the rain, one stop on the BTS is simpler.

Which is better for international schools?

It depends on the school. Our schools guide measured the distances from each station: Wells International's Thonglor kindergarten is 1.4 km by road from BTS Thong Lo (0.4 km in a straight line), and St Andrews Bangkok's High School is 1.2 km by road from BTS Ekkamai (0.3 km). Ekamai International School is on Ekamai 12, on the Ekkamai side. For schools further out, such as NIST at Asok or Bangkok Patana in Bang Na, the two stations are within one stop of each other, so the difference between them is small. The full guide, international schools and where families live, sets out the road distance and the BTS stops from each central area, as checked in October 2026.

Can a foreigner buy freehold on Thonglor or Ekkamai?

A condominium, yes: a foreign buyer can own a unit in their own name as long as the building's foreign quota, 49 per cent of the total floor area of all its units, still has room and the purchase money is brought into Thailand from abroad, so ask for the current quota position before you commit. A house is different, because a foreigner generally cannot own land in Thailand, and the structure on offer has to come from the developer in writing. At The Residenti Ekkamai, the developer has not yet said which ownership structure it offers a foreign buyer, so that is the first question to ask. Our guide to what foreigners can and cannot own explains the rules in full; it is general information, not legal advice.

What new projects are coming to Thonglor and Ekkamai?

On the Ekkamai side, XT 10 Ekkamai, by Sansiri with Mitsui Fudosan, held its pre-sale on 16 and 17 May 2026; Reference Ekkamai, by SC Asset, was 73.71 per cent built on 30 October 2026 by the developer's own count; and Eden Ekkamai, by Eden Estate with MQDC, is a 17-home building on Ekkamai Soi 12 due in 2027. At the mouth of Thonglor, A Asset's SKV53 on the former Bangkok Prep campus is the large one to watch, and our report on it sets out what has been announced. Embark Estate tracks each as it moves and can tell you what is available in any of them.

The Embark Quarterly sends considered writing on Bangkok's central residential market and the Thai coast four times a year. No marketing, no sales.
