One of four three-bedroom penthouses in Building C, 371 to 374 square metres in all: 157 to 158 square metres inside on the seventh floor, three bedrooms and three bathrooms, a 40-square-metre terrace, and above it a roof of its own, with a terrace of 117 to 122 square metres, a private pool of 54 to 57 square metres, an outdoor dining area and an outdoor shower. The developer draws them as Types 3D, 3E, 3F and 3G.

On the term sheet of 6 October 2026 all four were available: two freehold, at THB 98.22 million and 98.93 million, and two on a lease at THB 62.06 million each. The price is fitted; the developer's furnished package is sold separately.

Running costs, from the developer's briefing of January 2026: a common fee of THB 100 per square metre a month and a sinking fund of THB 100 per square metre a year. Membership of The Sanctuary Club comes with the home.

The price is ฿62.06M, ฿165,936 per sqm, on Banyan Group's term sheet, October 2026, fitted: fixtures and built-in appliances, with the furnished package sold separately. Two ways to pay, on the term sheet: 20 per cent at contract and 20 per cent at each of four construction stages; or 20 per cent at contract, 10 per cent at three stages and half after completion over one, three or five years, quarterly, with interest on the balance at the developer's rates, which we send with the sheet. A reservation fee holds the home: THB 100,000 below THB 30 million, THB 300,000 from THB 30 million and THB 500,000 from THB 50 million; it is lost if the agreement is not signed within 30 days of the date the developer sets.

The lease runs 30 years, the longest Thai law allows, and the developer's papers call it renewable without saying more; renewal costs are the lessee's, and no option to convert to freehold is stated. The lease itself is not in the developer's pack, so we read it with you before you reserve, and independent Thai counsel should too.

Angsana Golf Residences Topaz is three curved seven-floor buildings by Banyan Group on the southern edge of the Laguna Golf course, inside Laguna Phuket on Bang Tao, with a ring-shaped sky pool on Building B that every owner shares. There are 106 homes: two and three-bedrooms of 121 to 211 square metres and penthouses of 231 to 408 square metres with private roof pools.

Only Building C is on the developer's term sheet: on 6 October 2026, 19 of its 37 homes were available, 13 freehold and 6 leasehold, from THB 26.76 million to THB 98.93 million. The developer's briefing estimates completion in 2030 and calls the date tentative.
