Foundation work is under way at Upper House Residences Bangkok on Wireless Road, with SEAFCO Public Company Limited appointed as piling contractor. The phase involves 200 bored piles reaching 80 metres and 550 metres of diaphragm walls, and was targeted for completion in Q4 2025. The project is a freehold, two-tower development by City Dynamic, the joint venture between City Realty and Swire Properties.
The foundation phase
Before any tower rises, the ground has to carry it. On Bangkok’s soft soil that means deep foundations, and the figures here are substantial: 200 bored piles driven to 80 metres, and 550 metres of diaphragm walls to hold and stabilise the site. Getting this stage right is what allows tall buildings to be built safely, and it is the least visible but most consequential part of the work.
Who is building the base
The piling is led by SEAFCO Public Company Limited, a Thai foundation-engineering firm whose work sits behind major Bangkok landmarks, including One Bangkok. A specialist of that standing at the foundation stage is a useful early signal of how the project is being built.
Training and community
Alongside the build, the developers have hosted students from Ubon Ratchathani University for hands-on site training, and have run fire-safety training and donated equipment to the surrounding Wireless Road community. These are small things next to a tower, but they say something about how the site is being run day to day.

What it means for the timeline
At this stage the development was reported on track for completion within about four years, with the foundation phase due to finish in Q4 2025.
