Upper House Residences Bangkok appoints Ritta as main contractor

City Dynamic, the City Realty and Swire Properties joint venture, has appointed Ritta to build both towers of the Wireless Road freehold landmark. The structural phase is now underway.

City Dynamic Co., Ltd., the joint venture between City Realty and Swire Properties developing Upper House Residences Bangkok and The Wireless Residences by Upper House, has appointed Ritta as main contractor for both towers. The appointment moves the Wireless Road freehold project into its structural construction phase, and it is the clearest signal yet of the development’s timeline.

The construction milestone

Ritta will oversee construction of both towers, which rise to 213.6 metres and 283.2 metres. Work is progressing on schedule: Upper House Residences is targeted for December 2030, and The Wireless Residences by Upper House for September 2031. The site is one of the few remaining freehold land plots on Wireless Road, with frontage toward Lumphini Park and Benjakitti Park, on the Lumphini park-axis.

A Joint Safety Charter

City Dynamic and Ritta have signed a Joint Safety Charter built around a Zero Harm approach: defined standards for safety, health, and well-being across the build, with the stated aim of an international-standard project that protects workers, partners, and the surrounding community.

The design teams

The towers are designed by Foster + Partners, through its Thailand entity F&P (Thailand) Co., Ltd., with attention to proportion, natural light, and detailing. Landscape is by P Landscape, whose sky terraces and planting carry greenery up through the buildings.

Two towers, two identities

The development is two freehold towers under one brand.

  • Upper House Residences Bangkok is the 52-storey tower, with interiors by BAR Studio and wellness facilities developed with GOCO.
  • The Wireless Residences by Upper House is the 71-storey tower, designed for families and multi-generational living, with front-of-house service managed by the Upper House team.

Both are managed by Upper House, the Hong Kong hospitality brand whose Bangkok project is its first branded residence in Southeast Asia. The full tower comparison, unit mix, and current availability sit on the Upper House Residences project page.

A confirmed main contractor is more than a construction update. It fixes the team behind one of the few freehold, branded, park-facing addresses on Wireless Road.

What the appointment signals

For buyers, the news narrows the distance between announcement and delivery. It names the build team, sets the structural phase in motion, and confirms the design and management line-up behind the project. Embark Estate is an appointed sales agency for Upper House Residences Bangkok.
