Upper House Residences Bangkok is the first branded residences from Upper House, the Swire Hotels brand, and the first time that brand has entered private ownership anywhere. Developed by City Dynamic, a joint venture between City Realty and Swire Properties, it is a freehold, two-tower development on Wireless Road, between Lumphini Park and Benjakitti Park, designed by Foster + Partners. Two towers, two identities
The development is two freehold towers under one brand.
- Upper House Residences Bangkok is the 52-storey tower (213.6 metres), with 156 residences and interiors by BAR Studio. It carries the signature Upper House hospitality services, private club facilities, and wellness suites.
- The Wireless Residences by Upper House is the 71-storey tower (283.2 metres), with 239 residences designed for families and multi-generational living, larger layouts, and long park views, with front-of-house service managed by the Upper House team.
Architecture by Foster + Partners
The architectural concept is led by Foster + Partners, the firm behind Apple Park in California, the Gherkin in London, and the HSBC headquarters in Hong Kong. The towers use a vertical form and soft curvature designed around natural light, space, and views. Landscape is by P Landscape, whose garden terraces and planting carry greenery up through the buildings, and the wellness facilities are developed with GOCO.

The first time the brand enters ownership
Upper House is known less for grandeur than for restraint: design-led, discreet, and closer in feel to a private home than a conventional grand hotel. The flagship, The Upper House in Hong Kong, has placed among the World’s 50 Best Hotels and holds a Michelin Two Keys rating. Bangkok is the first time that philosophy is built into private residences, and the first branded residence of its kind in Southeast Asia. For the brand, it is described in the brand profile as a move from hospitality into permanent ownership.
On a corridor where freehold land almost never trades, this is Wireless Road’s next landmark address.

A rare freehold address on Wireless Road
Much of the land on Wireless Road is held in ways that rarely reach the open market: embassy-owned, park-adjacent, heritage-protected, or held by long-standing families and institutions. New freehold residential plots almost never come up, which is part of why the corridor is prized. The project sits on one of those rare freehold plots, on the Lumphini park-axis, with frontage toward both Lumphini Park and Benjakitti Park.
