NIMIT Lumphini Park North is a freehold condominium of about 140 residences over 54 floors on Langsuan, at the north edge of Lumphini Park in Bangkok, developed by PACE Development. At the Financial Times’ Business of Luxury Summit in Bangkok, PACE’s chief executive, Sorapoj Techakraisri, unveiled its penthouse, furnished by Loro Piana Interiors, and the building’s wellness programme, Wellness at Home by Chiva-Som.

What PACE announced
Four names, a penthouse and an idea of luxury built on what cannot be seen.
The Penthouse
Unveiled at the summit, furnished with fabrics and furniture from Loro Piana Interiors. Its size and price have not been published.
Wellness at Home by Chiva-Som
A programme with the Hua Hin wellness resort, built around nutrition, sleep and wellbeing in daily life, not around the gym alone.
ACPV Architects
Antonio Citterio and Patricia Viel’s Milan studio set the architectural concept, down to materials, the kitchens and shared spaces such as the gym.
The Beaumont Partnership and Ramboll
The project architect, and the engineering across structure and building systems.
“Luxury takes time to be understood.” Sorapoj Techakraisri, chief executive, PACE Development
The case PACE made
Quality over the word luxury: what sits inside the walls and above the ceilings, judged as the building ages.
Scarcity
A freehold plot on Langsuan, looking over Lumphini Park and the Royal Bangkok Sports Club.
What you cannot see
Structure, engineering and building systems, which decide how a building lasts.
Service, not facilities
The value lies in the knowledge behind the amenities, which is the point of the Chiva-Som programme.
Read the full argument
Sorapoj told the summit that he prefers “quality” to “luxury” as a description of what PACE builds, and that its record rests on not compromising on quality or on scarcity. A serious purchase, in his account, is about what is behind the finish: the frame, the engineering and the systems that buyers rarely see but live with for decades.
On wellness, he described a programme meant to help residents “live better, and hopefully longer, where it matters most”, at home, with nutrition and sleep part of it. The real luxury, he said, is the knowledge and the service behind the facilities. His last point was that luxury is best judged over time, as a building ages, and that the developers who hold to quality are the ones that last.

Who did what
One developer, five named partners.
| Role | Firm |
|---|---|
| Developer | PACE Development Corporation Public Company Limited |
| Architectural concept | ACPV Architects (Antonio Citterio Patricia Viel), Milan |
| Project architect | The Beaumont Partnership |
| Engineering | Ramboll |
| The Penthouse, fabrics and furniture | Loro Piana Interiors |
| Wellness programme | Chiva-Som (Wellness at Home by Chiva-Som) |
The view that stays
The park-facing residences look straight over Lumphini Park, and the park is public land: nothing can be built in front of them.

Across Langsuan, at the Sarasin Road corner, BDMS is building WellEra, its wellness complex with Capella Residences Bangkok, planned for 2030. With NIMIT’s Chiva-Som programme, two wellness addresses will face each other at the north edge of the park.
What is not published yet
- The penthouse’s size and price. Neither was given at the summit.
- The sales release. PACE has not published a date for its launch.
- The Chiva-Som terms. Which services residents receive, and whether a fee applies, has not been set out.
- A current homes count from PACE. Listing portals still carry older figures; ours, about 140, is our latest information.
Seeing it before the release
The building is finished and the show residences are open. Embark Estate advises buyers on NIMIT Lumphini Park North, on its primary release and on resale: we arrange private viewings, explain the foreign quota and tell you the day the release opens. See the NIMIT Lumphini Park North project page.
