Render. The two-level pool and the gardens, seen from the lobby. The developer's render; the building is under construction. The pictures are the developer’s renders of the pool and gardens and its photographs of the furnished one-bedroom show unit, the finish every home shares, then the developer’s plan of this home’s type.
Two-bedroom duplex residence 040101 is a 120 sqm home on the ground floor of building V at Rhea by Sansiri, a new condominium 600 metres from Surin Beach, Phuket, due in November 2027, priced at ฿23.99M (฿199,917 per sqm) on the developer’s foreign-quota list, September 2026.
One of three homes the developer calls villas: 120 square metres over two floors. Downstairs, the living and dining room, the kitchen, a bedroom and a bathroom, a storeroom and a balcony; upstairs, the master suite with a walk-in wardrobe and a bathroom with a bathtub, beside a double-height space over the living room. The plan marks it for pool access and for pets.
On the developer’s foreign-quota list of 1 September 2026 the villas cost THB 23.99 million to 24.49 million, about THB 200,000 to 204,000 per square metre. There is no villa show unit or render of the rooms; the pictures are the developer’s renders of the pool and gardens and its one-bedroom show unit, the finish they share.
Whether the pool access means a private pool or a step into the shared pool is not stated in any document we hold; we get it in writing, with the plan of the garden or terrace, before any booking.
The view is the developer’s own word on its list. Some homes look at the hills to the south, some open onto the pool or a garden, and some face the neighbouring houses. We stand on the site with you, so you see what a home will look at before you book.
The size, type code, view and price are the developer’s own, from its foreign-quota price list of 1 September 2026, and its plans. Prices change; we confirm the current figure, that the home is still free and the permits before any booking.
A condominium home on the developer's foreign-quota list: freehold for a foreign buyer, with the money brought in from abroad. We confirm it is still in the quota in writing before any deposit.
The price is ฿23.99M, ฿199,917 per sqm, on the developer’s foreign-quota list, September 2026. On the foreign-quota list you pay a booking fee of THB 100,000 for a one-bedroom or THB 200,000 for the others, 30 per cent at contract less the booking fee, a further 30 per cent as one down payment, and 40 per cent at transfer. The list does not date the down payment; we get it in writing.
Running costs, from the developer’s list: a common fee of THB 75 per square metre a month in years one and two and THB 85 from year three, the first year paid at transfer; and a sinking fund of THB 600 per square metre, once, at transfer.
Before any deposit we ask in writing for the building permit and the environmental approval, the transfer date, and confirmation that this home is still free and in the foreign quota. General information, not legal advice.

Yes. It is on the price list the developer keeps for the building’s 49 per cent foreign quota, so it is offered to a foreign buyer as freehold. The money must come from abroad in foreign currency. We confirm in writing that it is still free and still in the quota before you pay anything. General information, not legal advice.
November 2027, per the developer, whose notice dates the start of construction to May 2026. The building is under construction now. We ask for the transfer date of this home in the contract, in writing.
The home fully furnished, with bedding, kitchenware, curtains, a smart TV, microwave, refrigerator, water heater and washing machine, and a year of the concierge package of PLUS, Sansiri’s building manager, per the developer’s list. On a foreign-quota home the developer also pays the processing fee for a one-year renewable long-stay visa after transfer. The transfer fees, the first year’s common fee and the sinking fund come on top.
On the foreign-quota list: the booking fee, then 30 per cent at contract, a further 30 per cent as one down payment and 40 per cent at transfer, when the building is finished. So 60 per cent is paid before completion. The list does not date the down payment; we get the schedule in writing before you book.
