Which Bangkok branded residences are actually run by a hotel operator?
Only some of them. A branded residence can be run day to day by the hotel group whose name is on it, or it can simply carry a brand with no operator behind the front desk, and the difference is the single most useful question to ask before buying one.

Dusit Central Park is the clearest example of the first kind. Dusit Thani runs the building itself: 24‑hour concierge and security, valet parking, a doorman and housekeeping, with Dusit Elite membership across its hotels. Porsche Design Tower Bangkok is the clearest example of the second. It is a design brand, not a hospitality one. There is no hotel below it and no operator running the service, so what the brand supplies is the design language and the fit‑out standard.
Neither is worse. They are different products at different running costs, and a brochure will rarely tell you which one you are looking at.
