What are Bangkok's luxury branded residences?
They are homes in buildings that carry a hotel or design brand, and Embark's Bangkok register holds ${bkkWord(BKK_REG)} of them among ${bkkWord(BKK_TRACKED)} buildings we track: Aman, Ritz‑Carlton, Mandarin Oriental, Four Seasons, Banyan Tree, Dusit, St Regis, SLS, InterContinental, Capella, Porsche Design and others.

The brand is not the product. Some of these buildings are run by the hotel operator whose name they carry, with concierge, valet and housekeeping as standing services. Others carry a design brand and no hospitality operator at all. Both are legitimate, they cost different amounts to run, and a brochure rarely says which one you are looking at.

Tenure divides them as sharply as brand does. Several of the best‑known Bangkok branded buildings are leasehold, including Aman Nai Lert and Sindhorn Kempinski; others are freehold, including the Ritz‑Carlton at MahaNakhon, Mandarin Oriental and InterContinental Asoke. On the Lumphini park‑axis leasehold is the norm, so the term remaining is the first question, not the last.
Embark is an appointed sales agency on four Bangkok projects, and independent on the rest. We publish the register including the many buildings we hold no appointment on, because a list that only contains what an agency is selling is a brochure, not a register. For availability at any building on it, ask Embark Estate; we reply within 4 hours on WhatsApp or LINE.
How we know this
Embark's own Bangkok register, maintained from developer and operator records and reviewed against our observed ledger. Counts read from the register as it stands.
