A studio of about 30 square metres: one room with the bed, a sitting corner by the balcony door and a kitchen along the wall, with the bathroom by the entrance. The size and the plan vary by building, from 28.11 square metres in Building M to 37.93 in Building H; the end homes of each row are the largest. The pictures are the developer’s renders of the studio rooms and the pools.
On the developer’s list of 4 October 2026, the available studios cost THB 3.6 million to 7.04 million freehold: from THB 3.6 million in Building M, THB 3.89 million to 5.04 million facing the pool on the upper floors of Buildings C, D, E and H, THB 6.03 million facing the sea in Building A, and THB 6.22 million to 7.04 million on the ground floor of C and the corners of M. The same home is offered on a registered lease at a lower price on the same list. The common fee is THB 80 per square metre a month, about THB 2,400 a month for a 30-square-metre studio, and the sinking fund THB 800 per square metre, once.
It suits a buyer who wants a freehold home in their own name on Samui at the island’s lowest entry we track, for their own stays or to let. The developer markets a rental programme for it; we publish no return for it, and we treat the programme as a service to price, not as income.
The view uses the name on the developer’s price list: Sea, Pool or Garden, and the list names none for Building M. We confirm what a specific home looks at on the plan and on site. On this list the view and the floor move the price: a sea-facing studio in Building A costs THB 180,000 per square metre, a pool-facing studio on the upper floors of C, D and E THB 130,000 to 135,000, and the garden-facing ground floor of C THB 208,000.Stated as freehold by the developer. Establish that the specific unit sits inside the building's 49 per cent foreign quota before agreeing a price.
The price is ฿3.98M freehold, ฿131,040 per sqm, on the developer’s price list, October 2026. The same home is offered on a registered lease at ฿3.58M on the same list. The developer’s payment terms, from its deck: a reservation fee of THB 50,000; 30 per cent less the reservation at contract within 7 to 15 days; 40 per cent at the completion of the structure; 20 per cent when the interior fit-out starts; and 10 per cent at transfer. The deck dates the structure to late 2025 and the fit-out to early 2026, so for a purchase now we confirm in writing which stages fall due at contract. An 18-month plan is also offered: 30 per cent at contract, then 4 per cent a month for 17 months and 2 per cent at the end.
Running costs, from the developer: a common fee of THB 80 per square metre a month; a sinking fund of THB 800 per square metre, once; and the government transfer fee of 1 per cent.
Title is freehold. A foreign buyer must send the money from abroad in foreign currency, so the bank can issue the letter the Land Office needs, and must have room in the 49 per cent foreign quota of the building, which we confirm for this home in writing before any payment.

RenderANAVA Samui is 564 homes in thirteen four-storey buildings, lettered A to N, around a lagoon-style pool and a round central pavilion at Bo Phut on the north shore of Koh Samui, by Zhongfa Property (HK) Limited. Studios of 28 to 38 square metres, one-bedrooms of 34 to 49 and a two-bedroom of 58.68. On the developer’s list of 4 October 2026, 322 homes in nine buildings were priced and 56 were available.
Construction started in April 2025; on the developer’s timeline the first transfers are in December 2026 and the last in April 2027. The developer says direct beach access; its aerial render places the site one row back from the sand, behind the beach road, which we check on a visit. Embark holds no appointment from the developer and says so.

Yes, inside the building’s 49 per cent foreign quota, and that is the first thing we check. ANAVA is a condominium, so the title is freehold, and a foreign buyer can hold it in their own name inside the quota, counted on floor area, with the money sent from abroad in foreign currency. The developer’s list of 4 October 2026 offers this home freehold or on a registered lease; we confirm in writing that the freehold is still open for it before you pay a reservation fee. Because the developer sells the same home two ways. ฿3.98M is the freehold price; ฿3.58M is its price on a registered lease, a right to use for a term. On most rows the lease price is 10 per cent lower, on some up to 25 per cent, and on the Building A studios the two are the same. We read the lease term and renewal wording before advising on that route.
From the developer’s deck: a reservation fee of THB 50,000; 30 per cent less the reservation at contract within 7 to 15 days; 40 per cent at the completion of the structure; 20 per cent when the interior fit-out starts; and 10 per cent at transfer, plus the 1 per cent government transfer fee. On the developer’s own timeline, construction started in April 2025, the structure was due by the end of 2025, interior fit-out from March 2026, the first transfers in December 2026 and the last in April 2027. These are the developer’s dates; the progress against them is the first thing we check on site.
The developer’s deck markets a rental management programme with an estimated return. We publish no return for it: a projection in a sales deck is not a measured yield, and the buildings are not finished. Before valuing it, establish the rate, whether it is on the gross or net price, the term, what it reverts to when it ends, and what comparable buildings in Bo Phut actually achieve in low season.
