Five words for the water: what beachfront actually means on Bang Tao

Most of what is sold as beachfront on this shore is a walk to the beach. Of the forty coastal projects in our register, three sit on the sand itself, and exactly one of them is on Bang Tao. What each word for the water really promises, and what the one address on the sand costs.

Every brochure on this shore says beachfront. Walk the shore and you find that the word is doing five different jobs: on the sand, near the sand, on a lagoon, above the water, and nowhere near it. The gap between those five is measured in minutes of walking and in tens of millions of baht, and it is the single most stretched word in Phuket marketing. So we counted, from our own register, and the count is short.

Five words, five different purchases

Our coastal register records a water relationship for every project it tracks, because a buyer comparing two “beachfront” addresses is often comparing two different products. The taxonomy is deliberately blunt:

The scarce one

Absolute beachfront

The project's own land runs to the beach. You step from the property onto the sand: no road, no other plot, no public walkway between. Three of the forty projects we track qualify, across the whole Thai coast.

Beachside

Near the beach, not on it. A short walk, sometimes across a road. Most of the honest end of Bang Tao's branded stock lives here, including the rest of Banyan's Beach Residences series behind Oceanus.

Lagoon-edge

Fronts inland water rather than the sea. Inside Laguna Phuket this is a real and pleasant setting, and it is not the beach, which is why our pages say which lagoon and how far the sand is.

Ocean view

Sees the water, usually from elevation, and does not touch it. Hillside Kamala and Layan product is largely this. The view can be spectacular; the walk to the sand is a drive.

Inland

No water relationship at all. Golf-course and parkland settings inside the estates. Nothing wrong with it, provided nobody sold it to you as the beach.

One more line that matters in Thailand: the beach itself is public. Absolute beachfront means the land ends where the sand begins. It never means a private beach, whatever the renderings imply, and a page on this site will always say so.

Why the sand ran out on Bang Tao

The land behind the central beach has been held by one estate since 1994. What is left for new building is the land behind that — which is why almost every new project here sells a walk to the beach rather than the beach.

Bang Tao’s beach runs a few kilometres along the Cherng Talay shore, and the land behind its central stretch has not been open for development for three decades: the Laguna Phuket estate has held it since 1994, with hotels, the RAVA Beach Club and established residences standing on the frontage. What is left for new supply is the land behind, which is why roughly fifty-seven off-plan condominium projects were active on this shore in August 2026 and nearly all of them sell a walk to the beach rather than the beach.

Banyan Group describes the Oceanus parcel as one of the last absolute beachfront sites on the island. That is the developer speaking about its own project, and we quote it as that rather than assert it ourselves. What our own register can say is narrower and harder: of the 55 coastal projects we track across Phuket, Pattaya, Hua Hin and Koh Samui, 3 are on the sand itself, and the only one of them on this shore is Oceanus.

The one address on the sand, and what it costs

Sixteen homes, all four-bedroom, on the estate’s own beachfront row. From about THB 160 million, which is roughly double what set-back branded homes on the same shore ask per square metre.

Banyan Tree Beach Residences Oceanus is sixteen homes on the estate’s own beachfront row, between the Dusit Thani and SAii Laguna Phuket, with the lagoon system directly behind. All sixteen are four-bedroom: ground-floor residences of 483.5 square metres in total with a private pool at beach level, mid-floor residences of 415.9, and four duplex penthouses of 768.25 square metres with a 300.9 square metre private rooftop carrying its own pool. It is under construction, with the developer’s target set at the fourth quarter of 2028.

Unusually for this island, the developer publishes its own guidance: residences from about THB 160 million and penthouses to about THB 391 million, roughly THB 375,000 to 426,000 per square metre, as stated on Banyan Group’s page on 1 September 2026. For scale, set-back branded stock on the same shore typically asks in the low-to-mid hundred-thousands per square metre, and the island’s record is THB 830,000 per square metre, set at ETRO Residences in January 2026. The difference between those numbers is what the sand itself costs.

Whether the premium is worth paying is not a question the brochure can answer. It depends on how the home will be used: a family that will actually walk out onto the sand every morning is buying something a set-back residence cannot replicate at any finish level, while a buyer who wants the address more than the water may find the honest answer two rows back at half the price, and we will say so.

The questions we put in writing before anyone reserves

  • The ownership route. The developer offers freehold within the 49 per cent foreign quota or a 30-year registered lease with two further 30-year options. The registered term is a property right; the renewals are contractual promises. Never let 30+30+30 be read to you as ninety.
  • The quota position of the specific unit, in writing, before a reservation fee moves.
  • The title breakdown. The ground-floor gardens are exclusive-use areas rather than part of the title deed, per the developer’s own floor plans, which changes what a per-square-metre comparison means.
  • What protects the instalments if the schedule moves. It is an off-plan purchase with a 2028 target, and the covenant behind the drawing is the real security.
  • The running costs: the developer states common area fees of approximately THB 60 per square metre per month, which on the smallest residence is roughly THB 25,000 a month before the sinking fund.

What does absolute beachfront mean in Phuket?

It means the project's own land runs to the beach: you step from the property onto the sand, with no road, no other plot and no public walkway between. That is different from beachside, which means near the beach but not on it; from lagoon-edge, which fronts inland water; from ocean view, which sees the water from elevation but does not touch it; and from inland. Thai beaches themselves are public, so even absolute beachfront means the land ends where the beach begins, not that the sand is private. Marketing on this island routinely stretches the first word to cover all five, which is why we state the water relationship on every project page rather than accepting the brochure's word.

Which projects on Bang Tao are actually on the beach?

In Embark's coastal register of 40 tracked projects, exactly one Bang Tao project is absolute beachfront: Banyan Tree Beach Residences Oceanus, sixteen four-bedroom homes on the sand inside the Laguna Phuket estate, under construction with a developer target of the fourth quarter of 2028. The rest of the Beach Residences series, Varuna, Nammu and Sirena, sits behind it, close to the sand but not on it, and the roughly 57 off-plan condominium projects active on this shore in August 2026 overwhelmingly sell proximity rather than frontage.

Why is there so little beachfront left to buy on Bang Tao?

Because the frontage itself is finite and mostly committed. Bang Tao's sand runs a few kilometres, and the land behind its central stretch has been held by the Laguna Phuket estate since 1994, with hotels, the RAVA Beach Club and established residences already standing on it. Banyan Group describes the Oceanus site as one of the last absolute beachfront parcels on the island, and while that is the developer speaking, our own register supports the direction of the claim: new supply on this shore is overwhelmingly set back from the water. When frontage does come to market, it is priced as the scarce thing it is.

How much does beachfront cost on Bang Tao compared to the rest of the shore?

The only current absolute-beachfront pricing on the shore is Oceanus, where the developer's own September 2026 guidance runs from about THB 160 million for the residences to about THB 391 million for the penthouses, roughly THB 375,000 to 426,000 per square metre. Set-back branded projects on the same shore typically ask in the low-to-mid THB 100,000s per square metre, and the island record is THB 830,000 per square metre at ETRO Residences in January 2026. The premium over set-back stock is what the sand itself costs, and whether it is worth paying is a question about how you will use the home, not about the view in the brochure.

Is a beachfront condominium in Thailand freehold?

It can be. A condominium unit can be held freehold by a foreign buyer within the 49 per cent foreign quota of the building's sellable area, on the beach or off it. At Oceanus the developer itself offers the choice: freehold within the quota, or a 30-year registered lease with two further 30-year options. The honest reading of the lease route is thirty years of registered right plus contractual promises, never ninety years. Have Thai counsel read the actual papers, and confirm the quota position of the specific unit in writing before reserving.
