How the leasehold works here
Dusit Central Park is leasehold, under a 30 + 30 year structure. The first 30-year term is registered with the Land Office, and the contract carries a right to a further 30 years at the end of it, under the standard Thai leasehold registration at the time of renewal. Read 30 + 30 as thirty years plus a promise: the renewal is a promise inside the contract, not a right written on the title.
One residence on our own book here carries a registered lease with about 59.5 years of combined life remaining, and no lease-extension fee. Leasehold residences are open to foreign buyers without the 49% foreign-quota limit that applies to freehold Thai condominium units. Each residence carries allocated parking, and the house rules on pets are confirmed per unit, in writing, before any reservation.
