Upper House Residences Bangkokis the Swire Properties and City Realty branded residence on Wireless Road that began with a rare freehold land acquisition, the Hong Kong developer’s first residential project in Bangkok. Before the towers, the brand, or the design team, there was a site: two adjacent freehold plots on the Lumphini park-axis, secured by the two partners through their joint venture, City Dynamic Co., Ltd. On a corridor where park-front land almost never trades freehold, securing that plot is the whole origin of the project.
Two partners, one site
The land is held by City Dynamic Co., Ltd., a joint venture between City Realty of Thailand and Swire Properties of Hong Kong. City Realty brought four decades of local development experience, with a portfolio that includes Chatrium Hotels and Residences, Emporium Tower, Sathorn City Tower, and the two Shrewsbury International School Bangkok campuses. Swire Properties brought the international weight: a Hong Kong-listed developer founded in 1972, behind Pacific Place and Taikoo Place in Hong Kong and Brickell City Centre in Miami, and ranked No. 1 in the Dow Jones Best-in-Class World Index 2024 for real estate. The two plots together run to approximately 7 rai.

Swire’s first move into Bangkok residential
For Swire Properties, Wireless Road is its first residential project in Bangkok. The group had long operated across Hong Kong, mainland China, and the United States, but not as a residential developer in the Thai capital. Securing a freehold site on one of the city’s most established corridors is how it entered the market, and it did so alongside a Thai partner that already knew the ground. The site is also where the Upper House brand, run by the group’s Swire Hotels arm, moves into private ownership for the first time anywhere.

Why the freehold matters
Across Wireless Road and the Lumphini park-axis, most land is held by embassies, foundations, and long-standing institutions, or on long leases. New freehold residential plots almost never come to market. A freehold title lets an owner hold the land itself, within the condominium foreign-ownership quota for overseas buyers, and pass it to heirs without the lease-renewal mechanics that govern most park-front addresses.
