SC Residences is a freehold branded condominium on Rama IV Road in central Bangkok, by SC Asset: 85 homes over 37 storeys, 173 to 648 square metres, facing Lumphini Park from the side opposite Wireless Road. It is expected to open as Rosewood Residences Bangkok, which neither SC Asset nor Rosewood has yet announced. Here is what is actually published, and what is only expected.

Wireless Road holds the freehold plots, the embassies and the towers that have defined the park-front address: 98 Wireless, finished and established, and Upper House Residences rising on the last rare freehold parcel. Embark Estate is an appointed sales agency on Upper House, which is worth saying before a comparison rather than after it.
SC Residences sits on the site of the Sri Fueng Fung Building, a Brutalist office block finished in 1971 that was Esso’s headquarters before it became rental offices. The park does not change depending on which edge you stand on. Almost everything else does.
What the numbers say about the building
Very few homes for a tower this tall. That is the whole design argument, and it is what a buyer at this level is paying for.

Eighty-five homes across thirty-seven floors is between one and four a floor, each entered through its own private lift foyer. A building this height in central Bangkok would normally carry two or three times as many.
The mix starts where most Bangkok buildings finish. Two-bedroom homes run 173 to 194 square metres, three-bedrooms 223 to 279, four-bedrooms 270 to 364, and there is a single five-bedroom of 648. No studios and no one-bedrooms, which tells you the building is not built around a rental argument.
The parking reads oddly until you divide it: 298 spaces for 85 homes is three and a half cars each, far above what Bangkok regulation would require. The building is also planned to take dogs and cats, subject to its own rules, which is less common at this end of the market than buyers assume.
Is this the Rosewood Residences Bangkok?
It is expected to be. Neither SC Asset nor Rosewood Hotels & Resorts has announced it, and the agency that was marketing the building publicly in August 2026 named no brand.

We name it because a buyer will meet the name, and because it is what we expect. We name it as exactly what it is: an expectation that neither SC Asset nor Rosewood Hotels & Resorts has yet announced.
It matters more than it sounds. The brand decides the service, the management fee, and a meaningful part of the resale case. A buyer is being asked to commit to a building whose biggest single variable is expected but not yet announced. That is normal for a pre-launch tower and it is not a criticism. It is simply the open question, and it should be asked in the meeting.
Embark does not treat the name as fact and will not until SC Asset or Rosewood Hotels & Resorts announces it. On the day either does, this page says so, with the source and the date.
What is published, and what is not
Four things to establish before you rely on anything here.
- Price. Sales material showed a start of about THB 150 million in August 2026. It is not a finished price list and should be expected to move.
- Completion date. Not published at all.
- The remaining foreign quota. Freehold ownership for a foreign buyer depends on the building staying inside 49 per cent of its saleable area.
- The payment structure. At this price and this stage it is negotiated rather than published.
SC Asset has not yet carried the project on its own website, and the agency marketing that carries these figures states in its own words that the information is preliminary, unverified and subject to change.
