One Bangkok is a roughly 17-hectare mixed-use district on Rama IV Road, developed by TCC Assets and Frasers Property, bringing offices, retail, hotels, arts, and green space into one masterplan on the Lumphini park-axis. For Embark, the point is what lives inside it: two branded residences we represent, ONE89 Wireless and EI8HTEEN SEVEN.

The district

One Bangkok is one of the largest private property developments in Thailand, a reported investment of around US$3.2 billion across about 17 hectares. The idea is a walkable city-within-the-city: office towers, hotels, retail, an arts and culture district, and open green space, set beside Lumphini Park. For a resident, that means much of daily life, work, eating, culture, and a park, sits within a few minutes on foot.

Retail, dining, and culture

The district opened with several retail and dining quarters, including Thailand’s first Mitsukoshi Depachika food hall and a long street of dining venues. Culture is built in through the Art Loop, a public-art walk featuring works by international artists such as Anish Kapoor and Tony Cragg. The mix is the point: the things people usually drive across Bangkok for are gathered on one site.

The residences within One Bangkok

This is where it matters for a buyer. Two branded residences sit inside the district:

  • ONE89 Wireless was the first residential tower at One Bangkok. Resale and rental homes are available through Embark.
  • EI8HTEEN SEVEN launched in early 2025, a 55-storey tower of 291 residences facing Lumphini Park. The homes, terms, and pricing are set out in our detailed EI8HTEEN SEVEN piece.

Both are branded residences, and both are leasehold, which is normal for the One Bangkok land. Leasehold is simply the tenure the land carries here, and it differs from a freehold address such as Upper House Residences on Wireless Road. The trade is access to a managed district most standalone buildings cannot offer.
