Dusit Central Park: the first resale and rental homes reach the market

As Dusit Central Park's June-to-July 2026 handover completes, the first resale and rental residences at Dusit Residences and Dusit Parkside are reaching the market. What is available, what it costs, and how the leasehold structure works, as of August 2026.

Dusit Central Park is a leasehold branded-residence development at 946 Rama IV Road in central Bangkok, overlooking Lumphini Park, and as its June-to-July 2026 handover completes, the first resale and rental homes are reaching the market. This is the moment the building turns from an off-plan story into a real, walkable inventory, and it changes what a buyer or a tenant can actually do here.

What is happening now

Construction is complete and fit-out is finishing. Owners take handover of their residences from June through July 2026. The Dusit Thani Bangkok hotel on the same site reopened in September 2024, and the Central Park retail centre and offices complete the masterplan. For the first time, original buyers are bringing residences to resale, and the earliest owner rentals are coming to market as keys change hands.

One building, two tiers

The Residences at Dusit Central Park is a single 69-storey, 406-unit tower with two product tiers, managed directly by Dusit Thani. Dusit Residences, the upper tier, occupies floors 30 to 69 in two- to four-bedroom layouts and penthouses, from 118 to 900 square metres, with a classic luxury positioning. Dusit Parkside, the lower tier, occupies floors 9 to 28 in one- and two-bedroom layouts and Special Units, from 55 to 250 square metres, in a contemporary register.

Dusit Residences

Floors 30 to 69. Two- to four-bedroom layouts and penthouses, 118 to 900 sqm, a classic luxury positioning.

Dusit Parkside

Floors 9 to 28. One- and two-bedroom layouts and Special Units, 55 to 250 sqm, a contemporary register.

Each tier has its own lobby, driveway, and private amenity floor, above shared amenities and the seven-rai Roof Park.

Resale: what is on the market

As of August 2026, resale asking prices run from about THB 17.63 million for a 57-square-metre one-bedroom at Dusit Parkside to THB 198 million for a 315-square-metre three-bedroom at Dusit Residences. Two-bedroom homes start around THB 25 million, and four-bedroom residences from about THB 128 million.

  • One-bedroom. From about THB 17.63 million, 57 square metres, Dusit Parkside.
  • Two-bedroom. From around THB 25 million.
  • Three-bedroom. THB 198 million for 315 square metres at Dusit Residences, the top of the observed range.
  • Four-bedroom. From about THB 128 million.

These are market observations ahead of and through handover; the exact floor, view, and price of any residence are confirmed in person. Because the building sold through a small set of agencies and now, increasingly, through owners reselling, no single source holds the full picture at once.

Rental: the first owner listings

Owner rentals arrive as handover completes. Embark's curated rentals at Dusit Central Park start at about THB 120,000 a month for a 56-square-metre one-bedroom, with a 110-square-metre two-bedroom at THB 275,000 a month. The location does the heavy lifting on demand: the Silom business core, the Sala Daeng interchange, and Lumphini Park across Rama IV draw executives, diplomats, and families, and a Dusit Thani-managed residence at that interchange lets consistently.

This is the moment the building turns from an off-plan story into a real, walkable inventory.

Leasehold, and why it suits many buyers here

Dusit Central Park is leasehold, on a 30 + 30-year structure: an initial 30-year term registered with the Land Office, with a contractual right to a further 30-year renewal. Most of central Bangkok's institutional land trades this way.

Leasehold typically prices below equivalent freehold per square metre, and for foreign buyers it is accessible without the 49 percent foreign-quota constraint that applies to freehold Thai condominium units. Buyers who require freehold title should look to Upper House Residences or 98 Wireless on Wireless Road. Neither answer is better in the abstract; they are different purchases.

How Embark works this building

Embark Estate advises on resale and rental at both tiers of Dusit Central Park, and it is one of the buildings we work most actively. We hold no appointment here and claim none: our value is a current, honest read of what is available, at what floor and view, and at what price, across the resale and rental market rather than a single agency's slice of it. Pricing on the specific listings we represent is disclosed privately, and we walk foreign buyers through the leasehold pathway in coordination with their own legal counsel.
