The Crown Property Bureau does not sell its land, it leases it. Much of the best new stock on Langsuan sits on that basis, including the Sindhorn Village buildings that define the middle of the street, and the WellEra by BDMS development at the Sarasin corner. A few minutes away on Wireless Road the plots are freehold, which is why the two streets keep producing different kinds of building despite facing the same park.

For a foreign buyer this is the question to settle before anything else. A registered lease runs to a maximum of thirty years, and renewal language in a contract is a promise between the original parties rather than a right that can be registered in advance.
