Reference BAIE River Bangpho: SC Asset's first riverside condominium

SC Asset has secured a 13.9-rai Chao Phraya plot in Bang Pho for its first-ever waterfront condominium, Reference BAIE River Bangpho. What is confirmed, drawn from land records, trade press, and the developer's own registration page.

Reference BAIE River Bangpho is SC Asset’s first Chao Phraya riverside condominium, on a plot of more than 13 rai in Bang Pho with direct river frontage. Unlike much of the pre-launch chatter in Bangkok’s property scene, this one is backed by land records, trade press, and a live registration page on the developer’s own domain. It sits on the riverside corridor, in a district about to be reshaped by one of the largest medical infrastructure investments in the city’s history.

What is confirmed

According to Thai business daily Prachachat, the site is held by SC CD 6 Co., Ltd., an SC Asset development entity, and covers more than 13 rai fronting Pracharat Sai 1 Road with direct river frontage behind it. The confirmed programme is three residential towers connected by a shared podium, totalling 1,742 units, with pricing expected below THB 150,000 per square metre. That positions the project well below Bangkok’s ultra-luxury riverside developments and closer to an accessible premium tier.

The project is marketed under Reference, SC Asset’s condominium line aimed at Gen Y buyers, first launched in 2022 and since followed by Reference Ekkamai. This is the brand’s first waterfront entry, taking its name from the French word for bay. SC Asset has already opened interest registration through its own domain, an unusually concrete step for a project without an official launch event, and preview coverage of early EIA documentation points to pet-allowed zones on at least some floors.

Why Bang Pho, and why now

Bang Pho’s re-rating is not speculative. In 2026, Thailand’s cabinet approved SI NEXT, the Siriraj International Medical Institute, a roughly THB 17 billion project from Mahidol University’s Faculty of Medicine positioned as the anchor for a new medical district along this stretch of the Chao Phraya. Infrastructure of this scale typically pulls in physicians, researchers and hospital staff who value proximity, alongside the broader demand that follows. Bang Pho already sits on the MRT Blue Line, with the Purple Line South extension planned through the area, giving two-line access rare this close to the river.
