A one-bedroom apartment of 29 to 39 square metres in all, balcony included: a living room, a kitchen, a bedroom or bedroom area, a bathroom and a balcony. The blocks are seven floors with a roof of their own: an infinity pool with a jet pool, sky bridges and a sky running track over the golf course.

The developer sells each home fitted, with built-in furniture and appliances, or fully furnished, as the term sheet marks it. Banyan Group's offer of September 2025 described every unit as available for immediate move-in; its pack of October 2026 does not restate it, so we confirm the home's state in writing.

Running costs, in the developer's agreements and subject to change: a common fee of THB 50 per square metre a month and a sinking fund of THB 100 per square metre a year. Pets are not allowed under the condominium rules, and lets of under six months go only through the developer's rental service.

A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.

The price is ฿5.85M, on Banyan Group's term sheet, October 2026. The term sheet prints two plans: 20 per cent at contract and the rest by construction stage, or half deferred over one, three or five years, quarterly, with interest at the developer's rates, which we send with the sheet; how they apply to a finished home is not stated, and we ask. The reservation fee is THB 100,000, lost if the agreements are not signed within 30 days of the date the developer sets.
