Two-bedroom residence 030304 is a 48 sqm home on the 3rd floor of building C at Rhea by Sansiri, a new condominium 600 metres from Surin Beach, Phuket, due in November 2027, priced at ฿7.98M (฿166,250 per sqm) on the developer’s foreign-quota list, September 2026.
A two-bedroom in one of two sizes: 47.75 to 48.75 square metres with one bathroom between the bedrooms, or 59.75 to 61.25 square metres with two, the master with a walk-in wardrobe. Some ground-floor homes open straight onto the pool or a garden. There is no two-bedroom show unit; the photographs are of the furnished one-bedroom show unit, the same finish and furniture.
On the developer’s foreign-quota list of 1 September 2026 the two-bedrooms cost THB 7.51 million to 9.64 million, about THB 150,000 to 198,000 per square metre; the homes that open onto the pool or a garden cost the most per square metre. Every home is sold fully furnished.
The building is due in November 2027, per the developer. A two-bedroom here suits a family on holiday, or a couple with guests, 600 metres from the beach.

On the foreign-quota list you pay a booking fee of THB 100,000 for a one-bedroom or THB 200,000 for the others, 30 per cent at contract less the booking fee, a further 30 per cent as one down payment, and 40 per cent at transfer. The list does not date the down payment; we get it in writing.
Running costs, from the developer’s list: a common fee of THB 75 per square metre a month in years one and two and THB 85 from year three, the first year paid at transfer; and a sinking fund of THB 600 per square metre, once, at transfer.

Yes. It is on the price list the developer keeps for the building’s 49 per cent foreign quota, so it is offered to a foreign buyer as freehold. The money must come from abroad in foreign currency. November 2027, per the developer, whose notice dates the start of construction to May 2026. The building is under construction now. We ask for the transfer date of this home in the contract, in writing.
The home fully furnished, with bedding, kitchenware, curtains, a smart TV, microwave, refrigerator, water heater and washing machine, and a year of the concierge package of PLUS, Sansiri’s building manager, per the developer’s list. On a foreign-quota home the developer also pays the processing fee for a one-year renewable long-stay visa after transfer. The transfer fees, the first year’s common fee and the sinking fund come on top.
On the foreign-quota list: the booking fee, then 30 per cent at contract, a further 30 per cent as one down payment and 40 per cent at transfer, when the building is finished. So 60 per cent is paid before completion. The list does not date the down payment; we get the schedule in writing before you book.
