Two-bedroom residence B1010 is an 83.48 sqm furnished home on the ground floor of building B at PEYLAA Phuket, Autograph Collection Residences in Bang Tao, Phuket, with the outer garden view, priced at ฿15.92M (฿190,740 per sqm) on the developer’s price list, September 2026.
A furnished two-bedroom of about 83.5 square metres, each bedroom with its own bathroom. The corner homes have windows on two sides and a 1.6-metre bathtub in the main bathroom; the middle homes put the living room between the two bedrooms and have a balcony 3.95 metres long. Both have a dining table for six, a four-zone induction hob, a built-in oven and microwave. The photographs are of the finished two-bedroom show unit at the sales gallery.
Two-bedrooms of this size cost THB 14.33 million to 16.78 million on the developer’s list of 21 September 2026, about THB 171,000 to 201,000 per square metre. The common fee is about THB 120,300 in the first year and THB 148,300 a year from the third for an 83.5-square-metre home.
The building is managed by Marriott International’s hotel team, and eligible owners receive Marriott Bonvoy Gold Elite status through 2029. A two-bedroom here suits a couple with guests, or a family on holiday, more than a family living full time.
The view uses the name on the developer’s price list: Pool, Double Pool, Partial Pool, or Outer Garden, and we confirm what a specific home looks at on the plan and on site. On this list the view moves the price: on the same floor of Building B, a one-bedroom facing a pool costs THB 117,000 to 234,000 more than one facing the outer garden.

The price is ฿15.92M, ฿190,740 per sqm, on the developer’s price list, September 2026. The reservation fee is THB 100,000 for a one-bedroom, 200,000 for a two-bedroom and 300,000 for a three-bedroom, and it is not refundable. A foreign buyer then pays 25 per cent at contract (30 for a three-bedroom), 10 per cent at the foundations, 10 at the structure, 10 at the walls and floors, and the rest at transfer. A Thai buyer pays 15 per cent at contract, 15 over 13 months and the rest at transfer.
Running costs, from the developer: a common fee of THB 120 per square metre a month in the first year, 135 in the second and 148 from the third, paid a year in advance; a sinking fund of THB 700 per square metre, once, at handover; and a transfer fee of 2 per cent, split equally between buyer and seller.
Title is freehold. A foreign buyer must send the money from abroad in foreign currency, so the bank can issue the letter the Land Office needs, and must have room in the 49 per cent foreign quota, which we confirm for this home in writing before any payment.

PEYLAA Phuket, Autograph Collection Residences is 408 furnished homes in three seven-storey buildings around three 25-metre pools, 500 metres from Boat Avenue and 1.9 kilometres from Bang Tao Beach, by Capstone Asset, the developer of Tonson One Residence in Bangkok. Phase 1, Buildings A and B, is 263 homes; on the developer’s list of 21 September 2026, 144 were available.
Marriott International’s hotel team manages the building under an agreement signed in October 2025, with a review every five years at which the owners can choose to keep it. Owners receive Marriott Bonvoy Gold Elite status through 2029, and an Autograph Collection hotel is planned on the same site for 2030. Marriott does not own, build or sell PEYLAA; the developer uses the name under Marriott’s licence.

Only if there is room in the foreign quota, and that is the first thing we check. PEYLAA is a condominium, so the title is freehold, and a foreign buyer can hold it in their own name inside the 49 per cent foreign quota, counted on floor area. On the developer’s list of 21 September 2026, sold and reserved homes already cover 47.3 per cent of Phase 1’s floor area, and the developer has not said how many of those buyers are Thai. The home fully furnished to the developer’s list: beds, sofa, dining set, smart TV, fridge, microwave, washer-dryer, tableware, kitchenware and a balcony set, with the built-in kitchen, wardrobes, Daikin air conditioning and Kohler bathrooms. Paid on top of the price: the sinking fund of THB 700 per square metre at handover, the yearly common fee and your half of the 2 per cent transfer fee. The developer’s target is the fourth quarter of 2027 for the residences. Its brochure says construction was to start in the second quarter of 2026, and a foreign buyer’s payments follow the building: at the foundations (October 2026), the structure (March 2027) and the walls and floors (May 2027). These are the developer’s dates; we ask it in writing whether the construction permit is issued and building has started.
Marriott International’s hotel team manages the building: concierge, residents’ services, mail and packages, security and the upkeep of the pools, gardens and gym, paid for by the common fee. Eligible owners receive Marriott Bonvoy Gold Elite status through 2029 and join ONVIA, Marriott’s platform for residence owners. The agreement runs about 25 years, and every five years the owners’ committee can choose to keep Marriott or not. Marriott does not own, build or sell PEYLAA.
