A two-bedroom home of 83 to 85 square metres: 67 to 69 square metres inside, the living room, dining table and pantry kitchen in the middle with a bedroom and a shower room either side, and a 15-square-metre balcony across the front. The developer draws it as Type 2A and its mirror image, 2A-M.

On the term sheets of 21 October 2026, 53 of the 82 two-bedrooms were available: 24 freehold, from THB 20.22 million to 24.61 million, and 29 on a lease, from THB 16.02 million. The price is fitted; the developer's furnished package is sold separately.

Running costs, from the developer's FAQ of 2024: a common fee of THB 50 per square metre a month and a sinking fund of THB 100 per square metre a year, invoiced quarterly in advance. For 84 square metres that is THB 4,200 a month. Lets of under six months go only through Banyan Living. Membership of The Sanctuary Club comes with the home.

A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.

The price is ฿16.02M, ฿190,714 per sqm, on Banyan Group's term sheet, October 2026, fitted: fixtures and equipment, with the furnished package sold separately. Two ways to pay, on the term sheet: 20 per cent at contract and 20 per cent at each of four construction stages; or 20 per cent at contract, 10 per cent at three stages and half after completion over one, three or five years, quarterly, with interest on the balance at the developer's rates, which we send with the sheet. A reservation fee holds the home: THB 100,000 below THB 30 million and THB 300,000 from THB 30 million; it is lost if the agreement is not signed within 30 days of the date the developer sets.

The lease runs 30 years, the longest Thai law allows, and the developer's papers call it renewable without saying more; renewal costs are the lessee's. The lease itself is not in the developer's pack, so we read it with you before you reserve, and independent Thai counsel should too.

Laguna Lake Residences Aster is three seven-floor buildings by Banyan Group at the main entrance of Laguna Phuket, on Bang Tao, beside Boat Avenue, with a swimming pool on each roof and a gym in Building 1. There are 175 homes: one-bedrooms of 55 to 57 square metres, two-bedrooms of 83 to 85, and ten three-bedrooms of 112 to 113.

Aster is a condominium: on Banyan Group's term sheets of 21 October 2026, 92 homes were available, 52 freehold and 40 leasehold, from THB 10.48 million to THB 35.14 million. No completion date appears in any document in the developer's pack.
