What does Upper House Residences cost?
Upper House Residences does not publish prices, and there is no public per‑square‑metre benchmark for it: the developer sells by private appointment and discloses pricing unit by unit to qualified buyers.

At a glance
- Freehold
- Off‑plan
- Lumphini park‑axis
- Completion 2030
That is a deliberate sales structure, not a gap in the public record. No floor plans and no unit prices are published online, and any figure circulating elsewhere did not come from the developer.

Third‑party property websites do publish figures for both Houses. On 7 September 2026 we observed one showing a single price of THB 45,000,000 for Upper House Residences and the identical THB 45,000,000 for The Wireless Residences by Upper House. Those are two separate towers, of 52 and 71 floors, with different unit mixes and completions nine months apart, so one figure cannot describe both. Treat any published number for either House as unverified until the developer or an appointed sales agency confirms it against a specific residence.
What we can tell you, once you register, is current availability and the price of each specific residence across both Houses, because Embark is an appointed sales agency dealing with that inventory directly.
For the wider street, the Embark Bangkok Price Index publishes observed per‑square‑metre medians for the Wireless Road corridor from real listings. That is corridor‑level, not this building. For the price of a specific residence, ask Embark Estate as an appointed sales agency; we reply within 4 hours on WhatsApp or LINE.
How we know this
Embark's own position as an appointed sales agency, March 2026. The Upper House brochure, withheld from 15 August 2026, is available again through Embark from 11 October 2026, and no pricing is published on this site. The third‑party figures described above were read off the pages themselves on 7 September 2026.
