Can foreigners buy at Upper House Residences?

Yes. Upper House Residences on Wireless Road, Bangkok, is freehold, and a foreign buyer can own a residence outright in their own name within the building's 49 per cent foreign quota under the Condominium Act B.E. 2522; The Wireless Residences by Upper House works the same way.

The quota is set per building, so each House has its own: Upper House Residences, 52 floors and 156 homes, targeted for December 2030, and The Wireless Residences by Upper House, 71 floors and 239 homes, targeted for September 2031. Once a building's foreign quota is taken, its remaining homes can be sold only to Thai buyers, so the quota position on a specific residence is the question to settle before reserving.

The purchase money is remitted from abroad in foreign currency, and the bank's evidence of that remittance supports the registration in the foreign quota at transfer. The developer's terms, confirmed to Embark in October 2026, are a 10 per cent deposit, 20 per cent during construction and 70 per cent at handover, the same in both Houses. This is a summary as of 3 November 2026, not legal advice; a Thai property lawyer should read the purchase agreement before money moves.

To proceed, ask Embark Estate, one of the appointed sales agencies for both Houses, for the foreign‑quota position on the residences you are considering: we confirm it in writing with current availability and dated prices, and explain the remittance before you reserve.
