Is Dusit Central Park freehold or leasehold?

Leasehold. Dusit Central Park stands on Crown Property Bureau land, so what is sold is a registered lease rather than freehold title, and both Dusit Residences and Dusit Parkside are on that basis.

This is not a defect and it is not unusual for this part of Bangkok: most land at the Rama IV and Silom corner is held the same way. What matters is the term you are actually buying, and what happens at the end of it.

A residence there can carry a long remaining term. One on our own book has 59.5 years left with no lease‑extension fee, which is a materially different proposition from a lease with twenty years to run.

Ask for the remaining term in years and the extension terms in writing before you commit, here or at any leasehold building. Both are facts rather than opinions, and both change the price you should pay. Embark Estate can confirm the remaining term on a specific residence at inquiry, on WhatsApp +66 64 773 5098 or LINE @embarkestate.
