Woeng Nakornkasem Yaowaraj is Asset World Corp’s largest single mixed-use development and its first major project in Bangkok’s Chinatown, on more than 14 rai in the heart of Yaowarat. On 16 July 2026, AWC and Siam Commercial Bank signed a THB 40.5 billion sustainability-linked financing package, with THB 10.5 billion ring-fenced specifically for this project. The financing, in detail
The package signed on 16 July 2026 splits into two parts:
- A THB 10.5 billion Green Loan, ring-fenced specifically for Woeng Nakornkasem Yaowaraj
- A THB 30 billion sustainability-linked loan for AWC’s broader future pipeline across Thailand, with specific projects not yet named
It continues a relationship that began with a THB 20 billion sustainability-linked loan between the two companies in 2022 and 2023. Worth stating plainly for accuracy: only the THB 10.5 billion portion is project-specific green financing tied to this development. The remaining THB 30 billion is a broader facility for AWC’s pipeline as a whole.

What the project actually is
The development sits on more than 14 rai (roughly 135,000 square metres of total floor area) in Yaowarat, often described as the world’s largest Chinatown, under the concept “Legacy of the Past, Inspiration of Tomorrow.” AWC has stated total investment at approximately THB 16 billion.

- Hotels. Two IHG brands new to the neighbourhood, InterContinental Bangkok Chinatown and Kimpton Bangkok Chinatown, more than 500 rooms combined. The Kimpton anchors AWC’s River Journey Project along Khlong Ong Ang
- Retail and culture. Premium retail with one of Bangkok’s largest underground shopping areas, an eight-storey contemporary Chinese pavilion, and the Woeng Nakornkasem Museum documenting the district’s Thai-Chinese heritage
- Entertainment. A Kung Fu Panda-themed attraction with Universal Destinations and Experiences, separate from Universal’s announced DreamWorks water park in Pattaya
- Transport. A local tram connecting the wider Yaowarat area, improved links to Khlong Ong Ang and the Chao Phraya, MRT connections, and parking for more than 800 vehicles
Why it matters beyond Chinatown
Yaowarat is one of Bangkok’s most visited and commercially dense districts, yet it has seen comparatively little new large-scale hospitality investment relative to its cultural weight. A landmark-scale, IHG-anchored development with dedicated green financing signals institutional confidence that the district can support international five-star product without erasing its identity, which AWC has been explicit is the goal.
