Wireless Road is the short, embassy-lined street on the western edge of Lumphini Park that holds Bangkok’s deepest concentration of ultra-prime condominiums. Residential plots here are scarce, most of the street taken by embassies and their residences over decades, so the buildings that remain trade at the very top of the park-axis market. This is an honest shortlist of the ones that define the street, and who each one suits.

How to read this list
We advise on this street every week, so a word on where we stand. Embark is an appointed sales agency for Upper House Residences, and an appointed sales and rental agency for EI8HTEEN SEVEN and ONE89 Wireless within the One Bangkok masterplan. The other buildings we cover as a buyer-side resale and rental advisor.
We have not ranked them against one another, because the right answer depends on what you value: freehold tenure, a completed home you can move into now, or a position on the front row of the park. Each entry says plainly which it is.
Upper House Residences, freehold and park-front
The street’s flagship, and the world’s first Upper House branded residences. Two towers rise directly beside Lumphini Park, developed by City Dynamic, a joint venture between Swire Properties of Hong Kong and City Realty, with architecture by Foster + Partners. The site is freehold, which on a park-front plot of this quality is genuinely unusual, and it is the single reason many buyers shortlist it above everything else on the street.
Best for a buyer who wants permanent ownership and the widest green view in central Bangkok, and who is comfortable buying ahead of completion. Embark is an appointed sales agency for the project.
EI8HTEEN SEVEN, leasehold inside One Bangkok
One of the two residential addresses within the One Bangkok masterplan that Embark represents, on the Wireless Road frontage of the district. EI8HTEEN SEVEN pairs the diplomatic calm of the street with the retail, hotels, and services of an integrated district a short walk from the door. The residences are leasehold. Best for a buyer who values a completed, serviced building inside a managed masterplan over freehold title. Embark is the appointed sales and rental agency.
ONE89 Wireless, leasehold and integrated
The second One Bangkok residence in the Embark partnership, on the Wireless Road edge of the district. ONE89 suits a buyer who wants both the quiet of the street and the connectivity of a masterplan with its own park, offices, and retail. The residences are leasehold and, being completed, can be seen and moved into now. Embark is an appointed sales and rental agency.
98 Wireless, the freehold resale benchmark
Sansiri’s freehold, low-rise building, and one of the reference points for the top of the Bangkok resale market. 98 Wireless set a benchmark for finish and price per square metre when it completed, and it has held that position on resale. Best for a buyer who wants freehold tenure in a proven, completed building with a track record rather than a launch. Embark advises on resale and rental here as part of our developer network.
Athenee Residence, established freehold
An established freehold condominium in the Wireless and Ploenchit pocket, long favoured by owner-occupiers who wanted freehold tenure close to the park and the embassies before the newer towers arrived. Values tend to be more accessible than the newest launches, which makes it a sensible entry point to freehold ownership on the street. Embark advises on resale and rental here as part of our coverage of the street.
Aman Nai Lert Bangkok, branded on a heritage estate
The first Aman address in Bangkok, a tower on the heritage Nai Lert Park estate off Wireless Road, combining Aman hotel suites with a small number of residences designed by Jean-Michel Gathy. Best for a buyer who wants hotel-brand service and privacy on one of the last large private gardens in the centre, and for whom the Aman name itself is the draw. Embark advises on resale and rental as part of our coverage of the central market.
Freehold or leasehold on Wireless Road
The street is unusual for gathering several freehold buildings on the park axis: Upper House Residences, 98 Wireless, Athenee Residence, and Aman Nai Lert are all freehold. The two One Bangkok residences, EI8HTEEN SEVEN and ONE89 Wireless, are leasehold, which is the norm inside a large integrated masterplan. If permanent title is your priority, the street gives you real freehold choice; if a completed, serviced building matters more, the One Bangkok towers are ready now. Our guide to what a foreigner can own sets out how each structure works.
