A four-bedroom pool villa of 556 square metres on one level: 329 square metres inside and 227 of deck, pool, jacuzzi, two parking spaces and service areas. An entry and foyer, four bedrooms each with a bathroom, a kitchen and a separate pantry, and an open living and dining room onto a deck with a barbecue and a long pool with a jacuzzi at the lake end, with garden courts between.

The villas stand along the north shore of a lake at Laguna Lakelands, Banyan Group's community inland of Laguna Phuket; the sea is reached through the RAVA Beach Club. No completion date is stated; the villa contract allows 18 months from a notified start.

Running costs, from the developer's briefing and subject to change: a common fee estimated at THB 585 per square wah of land a year and a special fund at THB 100, billed quarterly; for a 700-square-metre plot the developer gives about THB 102,000 and THB 17,500 a year. A regular membership of Laguna Phuket Golf Club comes with the villa.

The price is ฿81.3M, on Banyan Group's term sheet, August 2026, with standard fixtures and equipment; loose furniture is extra. Two ways to pay, on the term sheet: 20 per cent at contract and 20 per cent at each of four construction stages; or 20 per cent at contract, 10 per cent at three stages and half after completion over one, three or five years, quarterly, with interest on the balance at the developer's rates, which we send with the sheet. The reservation fee is THB 500,000, lost if the agreements are not signed within 30 days of the date the developer sets.

The buyer pays the transfer and lease registration fees and taxes, except the seller's specific business tax and withholding tax. The structure is under warranty for one year. If the villa is late beyond 18 months from the notified start, the developer pays 0.5 per cent of the price a month. After transfer, an uncured breach lets the developer demand the property back for 5 per cent of the price. Have the villa agreement and the land lease read by independent Thai counsel.

On the developer's term sheet of 28 August 2026, six four-bedroom villas were available, from THB 74.2 to 88.6 million.
