What rental yield does a luxury Bangkok condominium actually give?
Measured across our own ledger of central Bangkok buildings, freehold runs at a median gross yield of about 3.8 per cent and leasehold at about 6.2 per cent, so tenure moves the yield far more than the corridor does.

That gap is the finding, and almost nobody publishes it because most yield tables pool the two tenures together and report a single blurred number in the fours.

The mechanism is simple. Leasehold sells for roughly a third less per square metre than comparable freehold while renting about seventeen per cent dearer, so the same rent is earned on a smaller purchase price.
Read it as a starting point, not a promise.
